Steady gains, slowing in September

Hoover’s index has risen every month for the past year. The gains were largest in the spring and have shrunk since:

  • June 2026: $434,770, up $1,181

  • August 2026: $436,822, up $958

Over five years the climb is much steeper. The typical Hoover home was worth $361,151 in September 2021, so today’s figure is about 21% higher.

How to read these figures

The Zillow Home Value Index estimates the value of a typical home in the middle third of the market, single-family homes and condos together. It is smoothed and seasonally adjusted. It covers all homes, not just those that sold, so it moves slowly. It is not a sale price and not a median.

The rent index works the same way for asking rents on houses and apartments. City figures are Zillow’s rows for each city. Distances are from the center of Hoover.
